COMMENTS ON DEVELOPMENTS <br /> MS-92-196 <br /> 4 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 5. The frontage improvements for Collier Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way rural collector road. The construction <br /> of the frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Parcel <br /> Map. (A $250. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcels 1, 2 , 3 , & 4 and an <br /> estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100. 00 . ) (Development Title Section 9-1100. 3) <br /> 6. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207 , San Joaquin County <br /> Standards F-la, F-1b, & F-lc and the Forest Lake Fire <br /> District prior to issuance of the building permit. <br /> (Development Title Section 9-1145. 5) <br /> 7 . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 8 . Individual wells will be allowed until a public water system is <br /> available. The owner shall execute an agreement with Public <br /> Works Department to share in the cost of developing a public <br /> water system. A deposit of $9 , 000. 00 per lot shall be required <br /> for the construction of the water system. The deposit shall be <br /> held in an interest bearing trust fund and used to plan, <br /> design, & construct the public water system. The owner of each <br /> lot shall be responsible for any cost above the deposit amount <br /> and shall receive a refund if costs are lower. The agreement <br /> shall be executed prior to approval of the Parcel Map.
