CONDITIONS OF APPROVAL <br /> DV-94-3/SU-94-3 (Tract No. 2701) <br /> Conrad Meade <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be complied '! <br /> with prior to recording the Final Map. " <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been complied with and (2) a Final Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those conditions followed by a Section Number or other Statutory Requirement are based on <br /> ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. All parcels shall have a minimum lot width of 150 feet, measured at the front yard setback <br /> line. (Development Title Section 9-310.4) <br /> b. All parcels shall be a minimum of 1.90 acres in size, except Parcels 4 and 5 shall not be <br /> less than 2.0 acres. (Development Title Section 9-824) <br /> C. Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. All improvements shall be in conformance with the improvement Standards and <br /> f <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> shall include a grading plan for each individual lot, if applicable. These improvement <br /> plans and specifications are subject to plan check and field inspection fees and must be <br /> approved by the Department of Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-910.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin that will <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> C. White Fence Court shall be dedicated and improved to County standards for a 50-foot- <br /> wide right-of-way rural residential road. (Development Title Section 9-857.4). <br /> d. Dedication of a 30-foot-wide right-of-way from the centerline of Collier Road to the <br /> property line shall be required and improved on the subdivided side to County standards <br /> for a 60-foot-wide right-of-way rural collector road. A detention pond/terminal drainage system shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for the subdivision.
