DV-94-3 AND MAJOR SUBDIVISION <br /> APPLICATION NO. SU-94-03 OF CONRAD MEADE <br /> (C/O MONTE K. SEIBEL) <br /> ----------------------------------------------------------------- <br /> This proposal consists of two parts. The first .is a Deviation to <br /> reduce the minimum lot size required for private wells from 2- <br /> acres to 1. 94 acres. The second part is a Major Subdivision to <br /> create seven lots of 1. 94 to 1. 95 acres each. This 15 acre site <br /> is located on the south side of Collier Street, 1/2 mile east of <br /> Lower Sacramento Road in Collierville. <br /> The Community Development Department has reviewed this .item and <br /> offers the following comments: <br /> I The findings for Deviation No. DV-94-3 can. be made as <br /> follows: <br /> (a) The granting of the Deviation will not be materially €� <br /> detrimental to other properties or land uses in the <br /> area. <br /> This finding can be made because the proposed Rural <br /> Residential use is compatible with surrounding Rural <br /> Residential and Agricultural uses. In addition, a <br /> Soil Suitability Study and Improvement Plans will be <br /> required which will ensure that there is adequate room <br /> for septic systems, wells and drainage ponds. The <br /> Department of Public Health Services has reviewed this <br /> project and is not opposed. <br /> (b) There are exceptional or extraordinary circumstances or <br /> conditions applicable to the property or to the <br /> intended uses that do not apply to other properties in <br /> the same zoning district in the vicinity. <br /> This finding can be made because, due to the F <br /> configuration of the property, a relatively long road <br /> is required which reduces the available net area. The <br /> alternative to a deviation would be to shorten the <br /> road, which would result in irregularly shaped Pots. <br />
