White Fence Court shall be dedicated and improved to County <br /> Standards for a 50-foot right-of-way rural residential road. <br /> (Development Title Section 9-857 .4) <br /> 4 . Dedication to result in a 30-foot wide right-of-way from the <br /> centerline of Collier Road to the property line shall be required <br /> and improved on the subdivided side to County Standards for a <br /> 60-foot right-of-way rural collector road. <br /> (Development Title Section 9-857 .4) <br /> 5 . A community detention pond/terminal drainage system shall be <br /> provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. <br /> (Development Title Section 9-1135 . 2) <br /> 6 . Hydrologic and hydraulic analyses shall demonstrate that all <br /> property, both downstream and upstream of the discharge, will not <br /> be subject to a higher flood level as a result of the proposed <br /> drainage. <br /> 7 . Street lighting shall be provided at the Collier Road/White Fence <br /> Court intersection and at the cul-de-sac. <br /> (Development Title Section 9-1150 . 11) <br /> 8 . The property shall annex to County Service Area No. 49 prior to <br /> approval of the Final Map to provide for the operation, <br /> maintenance and improvement of street lighting facilities . <br /> (Development Title Section 9-1100 .4) <br /> 9 . The Traffic Impact Mitigation Fee will be required when parcels <br /> are developed. The fee is due and payable at the time of <br /> building permit application. The fee currently is $1, 900 per <br /> single family dwelling unit in the Lodi area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. <br /> (Resolutions R-90-304, R-91-1025, R-93-167 and R-94-179.) <br /> 10 . This subdivision is approved for recording as a single unit ; <br /> phasing is not approved. <br /> (Development Title Section 9-1100 . 3) <br /> 11 . A Preliminary Soils Report is required in accordance with the <br /> County Standards for the purpose of determining the R-Value for <br /> the design of the roads . <br /> (Development Title Section 9-910 .2) <br /> 12 . All utilities shall be underground except ,power transmission <br /> facilities of a 35 KV or greater. Public utility easements shall <br /> be provided along the road frontage of the subdivision and as <br /> required by the public utility companies . <br /> (Development Title Section 9-1155 . 2) <br />
