WILSON (C/0 ARMSTRONG ENGINEERING) . <br /> ----------------------------------------:---------- ------------ <br /> GENERAL PLAN MAP AMENDMENT <br /> This proposal for a General Plan Map Amendment to change the <br /> project area from Agriculture to Rural Residential is consistent <br /> with the Rural Residential Principles of the General Plan's Land <br /> Use Circulation Element. The site is adjacent to existing Rural <br /> Residential property on the north and the east. More rural <br /> residential property lies further to the south. Also, the site <br /> is located within a concentration of existing small parcels. The <br /> Rural Residential designation is consistent with the draft <br /> General Plan Map for 2010 . <br /> UNDERLYING ZONE RECLASSIFICATION <br /> The underlying zone reclassification to RR-44 is consistent with <br /> the proposed Rural Residential General Plan designation. 4hoo <br /> _ e _ <br /> is e eTV"`ces wihi <br /> q wi aThe study <br /> should show that the soilis su u ilizing septic, <br /> systems on one-acre lots. <br /> UNDERLYING TENTATIVE MAP <br /> The underlying Major Subdivision does not comply with the yard <br /> width requirements of the RR-44 zone. Lots 2, 3 and 4 of block <br /> 3 , and lots 10, 11, 12 , and 13 of block 1 do not have the <br /> required 100 foot width at the 30 foot setback (see section 9- <br /> 5005 [a] [5] and [b] ) . Also, lot 8 of block one does not meet the <br /> required 125 foot yard width (section 9-5005[a] [l] ) . If the <br /> i applicant intends to proceed with this project, the following <br /> comments should be addressed on a revised tentative map: <br /> 1 <br /> 1. Number all lots consecutively, circling the greatest number. <br /> Do not use blocks. Indicate on the tentative map that the <br /> project will be completed in one phase.
