PA-0300403 OF AJMER S.'AND <br /> DALJiT K. GILL (CIO LARRY LOCKREM) <br /> The applicant has submitted the above referenced Site Approval Application to add a 40- <br /> unit mini-storage facility and four gas pumps to an existing mini-market. <br /> The parcel is located on the south side of Collier Road, 600 feet west of State Route 99, <br /> north of Lodi. <br /> The Community Development Department has reviewed the proposed'Site Approval and <br /> offers the following comments: <br /> STORM DRAINAGE <br /> The Public Works Department has indicated that terminal stormwater drainage is not <br /> available for this site and that a private on-site retention basin is required for this project. <br /> In order to approve a Site Approval, specific findings must be made in the affirmative <br /> (Section 9-818.6). One of the required findings, Finding no. 2, addresses the provision <br /> of services and is as follows: <br /> Adequate utilities, roadway improvements, sanitation, water supply, drainage, and <br /> other necessary facilities have been provided, and the proposed improvements are <br /> properly related to existing and proposed roadways. <br /> It is not obvious where an on-site retention basin could be located. This finding cannot be <br /> made and the Initial Study for the project cannot be completed until the applicant <br /> submits a revised site plan showing the location of the on-site retention basin. <br /> i <br /> PARKING AISLES <br /> The Site Plan dated August 4, 2003 shows the proposed mini-storage facility with proposed <br /> maneuvering areas fifteen (15)feet wide and the aisle between the west parking spaces <br /> and the proposed fuel island as twenty (20)feet wide. Development Title Section 9- <br /> 1505.5(i) requires a minimum of sixteen (16)feet for one-way maneuvering aisles and a <br /> 1, <br />
