• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Lucia Grillo to conduct a <br /> Soil Suitability Study for the property located at 11418 East Comstock Road and 6655 <br /> North Beecher Road, Stockton, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> A lot line adjustment and minor subdivision are proposed to divide the Site into a <br /> homesite parcel, a 38-acre parcel (northern), and a 73-acre parcel (southern) (Plate 2). <br /> Ms. Grillo indicated that she will sell the northern parcel to Craig Podesta, owner of the <br /> • southern parcel. She intends to keep the homesite parcel, and understands that that <br /> Mr. Podesta will replant orchard on the northern parcel. <br /> Site Description <br /> The Site consists of Assessor's Parcel Numbers (APN) 089-130-28 and -57, <br /> approximately 113 acres in size. It is located at 11418 East Comstock Road and 6655 <br /> North Beecher Road, Stockton, California. The northern parcel of the Site is open land; <br /> a house and storage shed are located near the northwest corner. The southern parcel <br /> consists of orchard with a house near its center. Two irrigation wells and two domestic <br /> wells are located on the Site (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 60 to 65 feet above mean sea level (Plate 4). The Site is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> • <br /> LOGE 1845 Page 1 <br />
