Access rights shall be dedicated and restricted for Lots <br /> 1 and 43 along the frontage of "D" Street. <br /> I <br /> b. An offer of dedication of groundwater rights is required. <br /> C. Water meters shall be installed on all water services. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> d. All improvements shall be in conformance with the <br /> improvement standards and specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> e. If improvements referred to herein are not completed <br /> prior to approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one <br /> year after filing the Final Map. <br /> f. Gerald Avenue., Leanna Drive, and Marni Court shall be <br /> dedicated and improved to County standards for a 50-foot- <br /> wide right-of-way urban subdivision street. Dedication shall be required for a 60-foot-wide right-of- <br /> way on "D" Street from Loomis Avenue to the southerly <br /> property line of Lot 1, and improvements shall be <br /> required from Gerald Avenue to the southerly porperty <br /> line of Lot 1 which conform to County standards for a 60- <br /> foot-wide right-of-way urban street. Dedication of a 20- <br /> foot by 20-foot corner cut-off (snipe) from the owner of <br /> APN 171-190-23 at the northwest corner of Gerald Avenue <br /> and "D" Street shall be required. <br /> h. A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate <br /> drainage for the subdivision.
