PA-1200192 OF PANELLA <br /> ENTERPRISES (C/O DELTA BUILDINGS)(APN: 003-040-03)(23623 <br /> NORTH DEVRIES ROAD, LODI) <br /> This project is a Site Approval application to convert an existing off-site wine cellar into a small <br /> winery in three phases over ten years and to increase the number of marketing events from the <br /> previously approved 16 marketing events to 35 marketing events per year with a maximum <br /> attendance of 150 people per marketing event. Phase One includes the construction of a 6,000 <br /> square foot production building and an 800 square foot crush pad. Phase Two includes the <br /> construction of a 3,600 square foot wine tasting room, a 600 square foot commercial kitchen, an <br /> 800 square foot covered dock, and a 4,000 square foot production building. Phase Three <br /> includes the construction of a 4,000 square foot production building. Indoor and outdoor <br /> amplified music are proposed at the marketing events. (Use Type: Wineries and Wine Cellars- <br /> Winery, Small) <br /> There is an existing residence and accessory buildings that will continue to operate and are not a <br /> part of this project. <br /> The project site is located on the north end of De Vries Road, 2,600 feet north of Peltier Road, <br /> northwest of Lodi. <br /> The General Plan designation of the site is A/G (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40-acre minimum). <br /> The Community Development Department has reviewed the above referenced application and <br /> has the following comments: <br /> Backctround <br /> On November 6, 2008, the Planning Commission approved Use Permit Application No. <br /> PA-0800203 for an off-site wine cellar with sixteen marketing events per year for a maximum of <br /> 150 people per marketing event (Use Type: Wineries and Wine Cellars-Wine Cellar, Off-Site). <br /> 1 <br />
