Soil suitability&Nitrate Loading study Page 2 <br /> Proposed Oak Farm Vineyards Expansion.Lodi CA <br /> Project No. 670.1C <br /> June 17,2013 <br /> 1.2 Proposed Development <br /> The owner of the property is proposing to construct a small winery in_3 phases The first <br /> phase of the facility will consist of a 4,400 square foot barrel storage building, and an <br /> existing ham will be converted to an indoor eating area. The second phase will include a <br /> 2,Q00 square foot winery building, a 2,000-square foot tasting room, a 600 square foot <br /> commercial kitchen, and a 4,000 square foot production building. The kitchen is expected to <br /> be used to layout and distribute catered food, but according to the marketing plan it will not <br /> be used to actually cook meals. The final phase will consist of a second 4,000 square foot <br /> production building. There is an existing 1,280 square foot,tasting room and wine cellar, <br /> which will be converted to other uses including as the kitchen. <br /> An ex�tma water well will continue to also serve the existing ham/indoor eating area as well <br /> as the new wine-making facility and tasting room There are-two existing septic systems on <br /> the property and a third one is proposed. The new wine production facility and tasting room <br /> will be served by a new, dedicated septic sewage system The existing residential septic <br /> system will remain in use as will the domestic water well to serve the residence. The other <br /> existing septic system serves the existing tasting room and entertainment facilities and indoor <br /> eating area. <br /> Land outside of the building complex is planted in wine grapes. About 20 acres will be used <br /> as vineyard land. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> The subject property is currently the site of an agricultural parcel in use as a vineyard. There <br /> is also a farm building complex and a small wine cellar. The Property is partially used for <br /> special events such as weddings.
