4
rrThe region was dry-land and irrigated farmed or several decades, although there7haseen no
agricultural production on the subject property for several years.: There are no in or
domestic wells, nor septic systems on the property since there is City sewer and water available.
Storm drainage will be by an existing pipeline provided by San Joaquin County. A storm drain
is located at the northeast corner of the property. The property is not near any large body of
water.
INFORMATION FROM SITE RECONNAISSANCE AND INTERVIEWS
The following information was obtained visually and/or through an interview with Mr. f
Hernandez: The subject property contains no underground or above ground storage tanks
(USTs/ASTs) and apparently never has. At one point in time, there was an on-site septic system,
as evidenced by the attached septic system destruction permit issued by the Environmental
Health Department.
There may be a highly remote possibility of minute volumes of agrichemical drift possibly
originating from the agricultural production acreage located to the east or to the south; however,
this acreage is considered to be in a cross gradient and downgradient windshed to the subject
property.
The entire subject property was walked and surveyed for evidence which may be indicative of
surface and/or subsurface contamination: No containers were noted on-site, other than an empty
can. Small amounts of solid waste disposal was noted, such as wood, cloth, cardboard, paper,
plastic, rubber, aluminum, concrete, asphalt and bottles. The wood may be from the prior SFR
that was on-site, but this cannot be confirmed. An automobile brake hose was found but no
brake fluid was noted. No used motor oil staining was noted on the soil, nor chemical dumping
that may suggest drug manufacturing. The site was carefully inspected for environmental
concerns originating from other types of discolored, disturbed/subsided soils, stressed vegetation
or unusual/noxious odors. None of these environmental indicators were present. As evidenced
by the attached photographs, there are no hazardous materials stored on-site and no indication or j
observations of spills, drums or other items associated with hazardous materials.
An important concern associated with the environmental assessment of open properties is the
issue of buried pesticide containers or discarded items. It was an occasional practice to dispose
of containers or discarded items by this method many years ago. To detect these types of
underground artifacts is difficult even with the use of ground penetrating radar or other types of
non-intrusive, subsurface analyses. The land surface did not exhibit visual indicators for buried
containers such as surfacing of product residue, soil mounding or soil depressions. It is usually
only after a contaminant plume has impacted a domestic well that buried pesticide containers are ;
discovered. If buried items are discovered during underground utility placement, etc., the
Environmental Health Department must be contacted immediately.
No electrical transformers were noted on or adjacent to the subject property.
Page -2-
CheRw Cotrsulti
y ng
k
