INTRODUCTION <br /> Mr. &Mrs. John and Ruth Tivald are proposing to create four parcels from a 9.24 acre parcel of � <br /> land owned by them at 400 Dietrich Road, Linden. The subject property is located north of <br /> Copperopolis Road and north of Eastern Heights Road. The Tivald's have produced the <br /> Tentative Parcel Map, which is attached, and Mr. John Shoup, L.S. will produce the Final Parcel <br /> Map for this project. <br /> According to the San Joaquin County Development Title, a Surface and Subsurface <br /> Contamination Report (SSCR) is required at the time of Tentative Map submittal. The purpose <br /> of this report was to investigate the property for real or potential environmental contamination <br /> and report the findings to the Client and the San Joaquin County Environmental Health <br /> Department. This report complies with the San Joaquin County Ordinance, specifically 9-905.12 <br /> (a) for a Surface and Subsurface Contamination Report. <br /> My report addresses and evaluates non-point sources of hazardous materials, as well as potential <br /> point sources. Investigated non-point source hazardous materials on the property included <br /> agricultural chemical residues from on-site and off-site applications. Non-point sources of <br /> hazardous materials were determined to be nonexistent on the subject property, or to be in such <br /> low concentrations as to be inconsequential. Point sources of investigated hazardous materials, <br /> such as potential hazardous materials containers (e.g., gasoline cans, five gallon containers, and. <br /> drums) currently exist. All of these containers were found to be empty, although internal, non- <br /> odorous residues may present. Agrichemical storage/mixing areas, as point sources, were <br /> nonexistent. <br /> It is noted that no chemical analysis was conducted for this investigation, nor was there an <br /> inspection of any on-site or surrounding buildings for asbestos containing materials (ACMs). <br /> In summary, as of January 20, 2005, which was the date of the last inspection of the property, <br /> there appears to be no surface contamination from a release of hazardous materials, chemicals, or <br /> other types of environmental concerns. The likelihood of subsurface contamination is almost nil <br /> given the historical use, and current length of known ownership of the property. <br /> However, there is a substantial number of non-hazardous items, such as fuel and oil containers, <br /> old automobiles/ farm implements, tires, etc., on the property. These items are in the process of <br /> being removed by the Tivald's and taken to recycling facilities, to disposal facilities (if <br /> applicable), or being sold to scavengers or collectors. The number of tires transported for any <br /> one trip will not exceed nine. <br /> Consequently, in accordance with San Joaquin County Ordinance 9-905.12 (c), it is my opinion <br /> that the only corrective action required for the property, is to continue the removal of the <br /> aforementioned items from the property under proper disposition or disposal. <br /> Page -I- <br /> Chesney Consulting <br />
