Y r l <br /> SITE AND SURROUNDING PROPERTY DESCRIPTION <br /> The following describes the proposed land division areas: Parcel 1 is to be 2.0 acres in the NWC <br /> of the property and is currently vacant, fallow land. Cattle were run on this parcel and it <br /> apparently never contained any structures. Parcel 2 is to be 2.09 acres in the NEC and is also.. <br /> vacant, fallow land with no buildings. Parcel 3 in the SWC is to be 3.98 acres, and is the current <br /> homesite Parcel. This Parcel contains the Tivald's residence with a well and septic system, an <br /> old milk barn in disrepair, and an old dilapidated dance hall from the early 1900's. These two old <br /> buildings are to be razed. There is a sea container used for furniture storage at the south end of <br /> this homesite Parcel. Parcel 4 in the SEC is the similar to Parcels 1 and 2 in that it is vacant, <br /> fallow land. Parcels 1 and 3 are to remain under control and ownership by Mr. and Mrs. Tivald. <br /> Parcel 2 and Parcel 4 are to contain one future single family residence, with the potential of a ?� <br /> second unit dwelling on each of these Parcels, unless there will be CC&R's prohibiting second <br /> unit dwellings. <br /> The site is bordered to the north by rural residential parcels and the Stockton East Water District <br /> water conveyance structures. To the south, are rural residential ranchettes and horse boarding <br /> facilities. Agricultural productionn occurs in close proximity to the property; closest to the west, ! <br /> northwest and north. The subject property was used to graze beef cattle and dairy cattle in the (� <br /> distant past, as discussed below. <br /> To the east and south are single family residential structures and ranchettes. There are no <br /> commercial facilities within a one-mile radius of the property, other than horse boarding facilities. <br /> The neighborhood area has existed for at least five decades and some buildings in the area are <br /> much older. This is evidenced by an on-site, dilapidated building that was once a dance hall in the <br /> early 1900's for the town of Peters. <br /> INFORMATION FROM SITE RECONNAISSANCE AND INTERVIEWS <br /> The following information was obtained visually or through an interview with Mr. &Mrs. (z <br /> Tivald: In 1959, Ruth Tivald's parents bought the subject property. The property contains no <br /> underground storage tanks (other than a septic tank), and one empty above ground storage tanks. <br /> No odor, or residue was detected in this tank. There apparently was never underground storage ,�� <br /> tanks on the property to store fuel or oil. <br /> It is a possibility that minute volumes of agrichemicals sprayed on agricultural production land to <br /> the west and northwest may have drifted onto the subject property. The site can be considered in `3 <br /> the predominant downgradient windshed to the Linden area. Additionally, San Joaquin County <br /> Mosquito Abatement District sprays for mosquitos in the surrounding open pasture land, which <br /> may contain standing water. Consequently, mosquito insecticides may be applied, or have <br /> drifted onto the property. <br /> The entire acreage was walked and surveyed for evidence which may suggest surface and/or <br /> subsurface contamination: Several containers were observed on proposed Parcel 3,but none on <br /> Page -2- <br /> Chesney Consulting <br />
