CONDITIONS OF APPROVAL <br /> BARBERA LARSEN <br /> MS-92-13 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map (Subdivision Map Act Section 66445) . <br /> C. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $3,249.00 per single family dwelling unit in the Manteca area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-30-4) . <br /> d. The frontage improvements for Division Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcel #1 and <br /> an estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100.00) (Planning Title Section 9-9430, 9--9433) . <br /> �g. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> h. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map (Subdivision Map Act Section <br /> 66411. 1) . <br />
