�r <br /> 4.6 <br /> � A <br /> CONDITIONS OF APPROVAL <br /> I SA-99-74 <br /> Johnston <br /> Site Approval Application No. SA-99-74 was approved by the San Joaquin County Community <br /> Development Department on November 29, 1999. The effective date of approval is December 9, <br /> 1999. This approval will expire on June 9, 2001, which is 18 months from the effective date of <br /> k approval,unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Tina Wehrmeister,468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-RESIDENTIAL.BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must show drainage,driveway access details(including <br /> gates), on-site parking, landscaping,existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development <br /> Title Section 9-884) <br /> b. APPROVED USE: This approval is for a private right-of-way for a portion of Lot 1 of the River <br /> Junction Farms Subdivision No. 2 (APN 257-180-07). The approved right-of-way shall utilize the <br /> north 25 feet of APN 257-180-31 beginning at the terminus of Division Avenue to the subject parcel. <br /> c. STORM DRAINAGE: For existing parcels in antiquated subdivisions over two(2) acres in size, <br /> drainage facilities may consist of a private on-site retention basin if there are no public drainage <br /> facilities within two hundred (200) feet of the parcel and the site conditions of soil permeability and <br /> groundwater level allow a retention basin to meet San Joaquin Improvement Standards. <br /> (Development Title Section 9-1135.12) <br /> 2.
