Johnston APN: 257-.,180-07 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Division Avenue has an existing right-of-way width of 60 feet and a planned right-of-way width of <br /> 60 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The private road from the intersection of Division Avenue and Manteca Road to the parcel shall <br /> be improved in accordance with the requirements of the Uniform Fire Code Section 10.207, <br /> San Joaquin County Standards F-1 a, F-1b and F-1 c, and the Manteca-Lathrop Fire District <br /> prior to issuance of the building permit. <br /> (Development Title Section 9-1150.1b(2)) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $1,085 per multi-family <br /> dwelling in the Manteca area.
