• 2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into two parcels. Randy Roget, <br /> the current owner of the site, plans to keep the homesite parcel. Mr. Viramontes, <br /> the buyer, indicated that he plans to plant vineyard on the remainder of the Site <br /> (personal communication, August 4, 2017). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br /> land located at approximately 65 feet above mean sea level. Two structures are <br /> depicted on the Site, which is shown to be a mixture of vineyard, orchard, and <br /> open land. The map is included as Plate 3 in Appendix 1. <br /> • 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Four additional photographs, dated <br /> October 1998, May 2004, July 2010, and February 2016, were obtained from the <br /> San Joaquin County District Viewer. <br /> In the 1937 photo, Kennefick and Woodbridge Roads can be seen. The Site <br /> appears to be orchard. Two or more structures can be seen on the south side of <br /> the Site. The surrounding properties appear to be orchards, with scattered <br /> residences and agricultural buildings along the roadways. <br /> In the 1952 photo, Dougherty Road can be seen. No other significant changes <br /> are apparent. <br /> In the 1963 photo, no significant changes are apparent. <br /> The scale of the 1975 photo is such that site-specific details cannot be identified. <br /> A new residence can be seen adjacent to the west. <br /> • <br /> LOGE 1720 2 <br />
