Curtis
Civil Engineer
C. E. No. 11584
418 Matthew Plaza
Lodi, California 95240
Phone: (209)368—4159
San Joaquin County Public Health Service
Environmental Health Division
Subject: To separate out a 40.019 acres parcel along with five (5)other parcels of about
the same size from a larger parcel in excess of 240 acres in size for selling and future
development, all as shown on the attached"Development Plan"and"Parcel Map"
Submitted for your review and consideration is the result of a shallow percolation
test(3' deep) and a Soil Profile Test conducted on the 40.019 acres parcel owned by Lisa
Ward located about 0.33 mile south of the "T" intersection of Durham Ferry,Kasson
Roads and Airport Way with access off of the east side of Durham Ferry Road at Tracy,
California in San Joaquin County.
CURRENT AND PAST LAND USE: All of the six(6)parcels shown on the attached
"Development Plan",which includes the 40.019 acres parcel, which is the subject parcel
of this report, are presently devoted to agricultural pursuits and have been for at least the
past twenty(20)years. The land is graded in the form of checks which is consistent with
the past land use. Presently the only thing growing is natural grasses and weeds. All of
the 40.019 acres is presently open, bare land with no improvements on it except for a well
near the southeast comer of the property and utility power poles and lines providing
electrical energy to irrigation pumps.
FUTURE LAND USE: Parcel 4, consisting of 40.019 acres, along with five (5)other
parcels of approximately the same size, are parts of a large single parcel in excess of 240
acres. These six(6)parcels are being separated out from the larger single parcel and the
present agricultural land will be diverted to developed properties. As shown on the
attached"Development Plan", four(4)of the six(6)parcels have already been sold and
only the subject property of this report and a parcel immediately to the north remain to be
sold for future development. At the present time no construction of any buildings or other
improvements on the properties has occurred.
There is an increasing trend in the Tracy area for landowners to sell their
agricultural properties to people from the"Bay"area for homes to be used as a base for
commuting to work by automobile using readily available Interstate Route 205.
Lisa Ward, 1034 Central Ave., Tracy, California 95376—3915, (800)836-1404,(209)830-1908
i
