No. 11584 <br /> 418 Matthew Plaza <br /> Lodi, California 95240 <br /> Phone: (209)368—4159 <br /> San Joaquin County Public Health Service <br /> Environmental Health Division <br /> Subject: To separate out a 40.019 acres parcel along with five (5)other parcels of about <br /> the same size from a larger parcel in excess of 240 acres in size for selling and future <br /> development, all as shown on the attached"Development Plan"and"Parcel Map" <br /> Submitted for your review and consideration is the result of a shallow percolation <br /> test(3' deep) and a Soil Profile Test conducted on the 40.019 acres parcel owned by Lisa <br /> Ward located about 0.33 mile south of the "T" intersection of Durham Ferry,Kasson <br /> Roads and Airport Way with access off of the east side of Durham Ferry Road at Tracy, <br /> California in San Joaquin County. <br /> CURRENT AND PAST LAND USE: All of the six(6)parcels shown on the attached <br /> "Development Plan",which includes the 40.019 acres parcel, which is the subject parcel <br /> of this report, are presently devoted to agricultural pursuits and have been for at least the <br /> past twenty(20)years. The land is graded in the form of checks which is consistent with <br /> the past land use. Presently the only thing growing is natural grasses and weeds. All of <br /> the 40.019 acres is presently open,bare land with no improvements on it except for a well <br /> near the southeast comer of the property and utility power poles and lines providing <br /> electrical energy to irrigation pumps. <br /> FUTURE LAND USE: Parcel 4, consisting of 40.019 acres, along with five (5)other <br /> parcels of approximately the same size, are parts of a large single parcel in excess of 240 <br /> acres. These six(6)parcels are being separated out from the larger single parcel and the <br /> present agricultural land will be diverted to developed properties. As shown on the <br /> attached"Development Plan", four(4)of the six(6)parcels have already been sold and <br /> only the subject property of this report and a parcel immediately to the north remain to be <br /> sold for future development.
