There is no crop growing on the property now but the land has been graded into <br /> "checks"which provides for"flood"type irrigation for crops such as alfalfa. The only <br /> things growing on the property at the present time are natural grasses and weeds. <br /> Irrigation of the subject property is apparently provided by a well located near the <br /> southeast comer of the subject property. <br /> A home and pump exist on the adjoining property to the south at the southwest <br /> E corner of thee,subject property. <br /> SITE DESCRIPTION: The subject property of this report is Parcel 4, consisting of <br /> 41'.019 acres, located about 0.33 mile south of the"T" intersection of Durham Ferry, <br /> Kasson Roads and.Airport Way with access off of the east side of Durham Ferry Road at <br /> Tracy, California in San Joaquin County. Access to the property can also be gained off of <br /> Kasson Road and coming in to the property from the east. <br /> The property,as already mentioned, is presently undeveloped and although has <br /> been growing crops on it for the past twenty(20)years, presently only has natural grasses <br /> r and weeds growing on it. <br /> There is a well near the southeast corner of the subject property and power poles <br /> and lines exist to pumps along the north, west and south boundaries. <br /> GROUNDWATER ELEVATION: The San Joaquin County Flood Control and Water <br /> Conservation Map entitled"Lines of Equal Depth To Water Wells,dated Spring 1999, <br /> shows the groundwater table to be ten(10)feet or less below the ground surface. <br /> SOIL PROFILE: The University of California publication entitled "Soils of San Joaquin <br /> County, California",by Walter W. Weir, dated June 1952, refers to the soil type on this <br /> subject property as being"Rincon Clay Loam",brown in color. The permeability on the <br /> subject property is good surface and subsurface drainage. The soil is listed as being on an <br /> almost level slope(0% to 2%)and has a pH=7.7 and is subject to little erosion. The <br /> Storie Index is 72which make the soil good for growing crops like beans,tomatoes, <br /> alfalfa and some fruits. This soil is found in alluvial fans and developed from <br /> sedimentary rock sources. Generally,the soil consists of 24 % sand, 37% silt and 39% <br /> clay.
