"Soil Suitability Study";Diamond Crest Estates Subdivision,Parcel 1 w 43.10 Net Acres,With Access Off <br /> Of A Dirt Road Off Of Kasson Road,APN: 255-34-07 <br /> i <br /> There is an increasing trend in the Tracy area for landowners to sell their <br /> k agricultural properties to people from the "Bay" area for homes to be used as a base for <br /> commuting to work by automobileusing readily available Interstate Route 205. <br /> PROPERTY USES: As already aforementioned under"Current and Past Land Use"the <br /> subject property has been devoted to agricultural uses for at least the past twenty(20) <br /> years. There is no crop growing on the property now but the land has been graded into <br /> "checks"which provides for"flood"type irrigation for crops such as alfalfa. The only <br /> ' things growing on the property at the present time are natural grasses and weeds. ' <br /> A well and pumps provide irrigation of the subdivision land. <br /> A home and pump exist on the adjoining property to the south at the southwest <br /> corner of the subdivision. <br /> SITE DESCRIPTION: The subject property of this report is Parcel 1, consisting of <br /> 43.10 net acres, which is situate on the easterly side of the"Diamond Crest Estates <br /> Subdivision" and extends the full length of the easterly subdivision boundary with access <br /> off of a dirt road on the westerly side of Kasson Road located southerly of the "T" <br /> intersection of Airport Way and Kasson Road near Tracy,California, in San Joaquin <br /> County. The subject parcel is shown on the attached"Parcel Map". <br /> The property, as already mentioned, is presently undeveloped. Although crops <br /> have been growing,on it for the past twenty(20)years, it presently only has natural <br /> grasses and weeds are growing on it. <br /> r <br /> The only improvements on Parcel 1 are about three(3)pumps stretched out along t AK66- <br /> the westerly side of.a water-way depicted as a lake on the attached"Parcel Map In the fir_ f <br /> field the depicted lake is more like a river or stream. There are power poles and lines T� <br /> going to the pumps to provide electrical energy to the pumps,which appear to be used for <br /> irrigation. J <br /> There were a couple of farm implements parked at the southeast comer of the <br /> subdivision. <br /> GROUNDWATER ELEVATION: The San Joaquin County Flood Control and Water <br /> Conservation Map entitled"Lines of Equal Depth To Water Wells, dated Spring.1999, <br /> shows the groundwater table to be ten(10) feet or less below the ground surface. <br /> A However, no groundwater was encountered in excavating the Soil Profile Test Hole to a <br /> maximum depth of ten(10)feet even. At the time the San Joaquin County inspector. <br /> observed the percolation rate determination for Parcel 1, The Soil Profile Test Hole had <br /> been excavated to 9'10"due to insufficient time to excavate to the recommended depth of <br /> j at least 10'00"due to pebbles encountered at that depth which made it difficult <br /> to hand excavate to a greater depth.
