E:No. 11584 <br /> f <br /> 418 Matthew PI <br /> Lodi, California 95240 <br /> ` Phone: (209) 368--4159 <br /> San Joaquin County Public Health Service <br /> ' Environmental Health Division <br /> Subiect: To sell and develop a 43.10 net acres parcel,Parcel 1, of the "Diamond Crest <br /> Estates Subdivision" along with six(6) other parcels of about the same size in the <br /> subdivision containing in excess of 240 acres, all as shown on the attached"Diamond <br /> Crest Estates Subdivision Map". <br /> Submitted for your review and consideration is the result of a shallow percolation test(Y <br /> deep)and a Soil Profile Test(10'-00" deep) conducted on the 43.10 net acres parcel, <br /> Parcel 1, owned by Lisa Ward, which is situate on the easterly side of the "Diamond <br /> Crest Estates Subdivision" and extending the full length of the easterly subdivision <br /> boundary with access off of a dirt road on the westerly side of Kasson Road located <br /> southerly of the"T" intersection of Airport Way and Kasson Road near Tracy, California, <br /> in San Joaquin County. <br /> f CURRENT AND PAST LAND USE: All of the,seven(7)parcels of the"Diamond <br /> Crest Estates Subdivision", which includes the 43.10 net acres parcel,Parcel 1,that is the <br /> subject parcel of this report, are presently devoted to agricultural pursuits and have been <br /> for at least the past twenty(20)years. The land is graded in the form of checks, which is <br /> consistent with the present and past land use. Presently the only thing growing is natural <br /> grasses and weeds. All of the 43.10 acres is presently open,bare land with no <br /> improvements on it except forte near the southeast corner of Parcel 4 and abouffour <br /> pumps total along the length of the lake immediately adjacent to the westerly boundary of <br /> Parcel 1,together with utility power poles and lines providing electrical energy to the <br /> irrigation pumps and wells. <br /> FUTURE LAND USE: Parcel 1,consisting of 43.10 net acres, along with six(6) other <br /> parcels of approximately the same size, comprise the "Diamond Crest Estates <br /> Subdivision"containing in excess of 240 acres. These seven(7)parcels are all parts of <br /> the subdivision and the present land devoted to agricultural use will be diverted to <br /> developed properties. As shown on the attached"Diamond Crest Estates Subdivision <br /> Map", four(4) of the seven(7)parcels have already been sold and only the subject <br /> property of this report and Parcels 4 and 5 remain to be sold for future development.
