REVISED CONDITIONS OF APPROVAL <br /> MS-91-6 (RA-92-2) <br /> Ranchettes Unlimited <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as pertinent to this project. Other <br /> Ordinance Requirements may also apply. Ordinance Requirements are not appealable. <br /> a. A Parcel Map is required. <br /> b. The Traffic Impact Mitigation Fee will be required for this subdivision. The fee is due and <br /> payable at the time of building permit application. The fee is $2,018.00 for each single- <br /> family dwelling unit in the Escalon area. The fee shall be automatically adjusted annually <br /> by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. <br /> C. An Irrevocable Offer of Dedication shall be provided for a 25-foot-wide right-of-way along <br /> the Edwards Avenue frontage of APN 207-290-01 from Steinegul Road to the subdivision. <br /> 2. PUBLIC HEALTH SERVICES: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as pertinent to this project. Other <br /> Ordinance Requirements may also apply. Ordinance Requirements are not appealable. <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed to indicate that the area is suitable for septic tank <br /> usage. A permit for the percolation test is required from the Environmental Health <br /> Division. <br /> b. Construct an individual sewage disposal system under a permit inspection by the <br /> Environmental Health Division at the time of development. <br /> C. Construct an individual domestic water well under a well permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> 3. OAKDALE IRRIGATION DISTRICT: <br /> a. Dedicate a 60-foot-wide easement for the Oakdale Irrigation District (O.I.D.) Angel Drain. <br /> b. Provide easements for private irrigation lines to individual properties. <br /> Conditions of Approval - 1 - MS-91-6(RA-92-2) <br />
