0 <br />LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) A minimum ten -foot -wide landscaped strip shall be installed across the frontage <br />of the project site_ <br />(2) - All areas not used for buildings, parking, driveways, walkways, approved outdoor <br />storage areas, or other permanent facilities shall be landscaped. <br />(3) Areas of the property which are not part of the project shall be barricaded from <br />traffic and kept mowed and dust free. (Development Title Section 9-1020) <br />g. SCREENING: Screening shall be provided and comply with the following: <br />(1) <br />All storage materials and related activities, including storage areas for trash, shall <br />be screened so as not to be visible from adjacent properties and public rights-of- <br />way. <br />(2) Screening shall be six (6) to seven (7) feet in height. <br />(3) Outside storage is not permitted in front yards, street side yards, or in front of <br />main buildings. (Development title Section 1022.4[d][2]) <br />h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br />the Site Plan: <br />(1) The driveway width at the ultimate right-of-way shall be 40 feet maximum. The <br />design of the driveway shall allow trucks to enter and exit the property without <br />entering into the opposing lane of traffic. (Development Title Section 9-505.7) <br />(2) Access gates shall be recessed from the property line a minimum of 65 feet. <br />(Development Title Section 9-505.7) <br />SIGNS; A maximum of two advertising signs, only one of which may be a free-standing <br />sign, shall be permitted for the approved use (Development Title Section 9-1710.4[h]). <br />Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br />included on the Site Plan. All portions of any sign shall be set back a minimum of five feet <br />from any future right-of-way fine, including any corner cut-off (snipe) (Development Title <br />Section 9-1717.2[g]). <br />Lot Line Adjustment Application No. LA -98-6 shall be completed prior to approval of the <br />Improvement Plan and issuance of a Building Permit. <br />k. The finished floor elevation for new construction shall be one foot above the 100 -year <br />flood elevation of 8 feet NGVD. <br />2. FIRE MARSHAL (Staff Contact: Steve Dalton, 468-2229) <br />a. Fire flow will be provided for proposed buildings by the use of a static water supply (NFPA <br />1231 of the National Fire Code). <br />Fire department access roads shall be in accordance with Section 902.2 of the California <br />Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association_ <br />Conditions of Approval - 2 - UP -98-2 <br />
