Development Services <br /> Memorandum <br /> BA-92-50 <br /> Page 2 <br /> 2 . One copy of the Improvement Plan, prepared by a <br /> registered Civil Engineer, showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading, shall be submitted for <br /> approval. Storm drainage/additional run-off shall be <br /> retained on-site, provisions shall be shown on the <br /> Improvement Plan. Pond capacity calculations shall be <br /> submitted for approval. (Planning Title Section 9-10002) <br /> All improvements shall be shown on the Improvement Plan. <br /> The construction of on-site improvements shall conform to <br /> the approved Site Plan and Improvement Plan and be <br /> completed prior to the issuance of Certificate of <br /> Occupancy and the initiation of the use. A Plan Check <br /> Fee is required. <br /> 3 . All approved construction shall conform to the <br /> requirements of the Flood Prevention Ordinance. (Planning <br /> Title Section 9-1605) <br /> 4 . The Certificate of Occupancy for the cherry packing shed <br /> shall be issued prior to recordation of the Parcel Map. <br /> (Section 9-610. 3 (b) of the Planning Title) <br /> 5. Parking requirements: <br /> a. A total of one hundred fourteen (114) parking <br /> spaces shall be provided and shown on the <br /> Improvement Plan. Included in the total parking <br /> spaces shall be five (5) handicapped parking <br /> spaces. The size of the parking spaces shall be <br /> consistent with the requirements of Section <br /> 9-1015. 5 (b) of the Planning Title. <br /> b. The parking lot design and dimensions shall be in <br /> accordance with Table 9-10115. 5 of the Planning <br /> Title. <br /> C. All parking spaces and driveways shall be <br /> delineated with paint. <br /> d. All parking spaces, driveways, and maneuvering <br /> areas shall be paved and permanently maintained <br /> with asphalt or cement, except as otherwise noted. <br /> Bumper guards shall be provided where necessary to <br /> protect adjacent structures or properties. The <br /> parking lot with 75 parking spaces for temporary or <br /> seasonal use may be improved with gravel. <br />
