SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Benchmark Engineering <br /> to conduct a Soil Suitability Study and Nitrate Loading Study for the Empire Island Duck <br /> Club located at 11751 West Eight Mile Road, Stockton, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the Use Permit application, the project consists of improvements to the <br /> existing Duck Club operation, including "relocation of nine (9) of sixteen (16) existing <br /> recreational vehicle trailers, construction of a new recreational center building, new <br /> fencing, parking, and improvements to sewer system including new conveyance <br /> pipelines, new septic tanks, and new leach fields" (Plate 2). <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 069-080-06. The parcel is 138 <br /> acres in size, and is located at 11751 West Eight Mile Road, Stockton. <br /> The majority of the Site consists of orchard and open, agricultural land. Near the <br /> southeast corner of the Site is a building cluster consisting of a single-family residence <br /> (used as a clubhouse), two barns, 16 recreational vehicle trailers, and a few small <br /> sheds (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 10 to 15 feet below mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> LOGE 1708 Page 1 <br />
