UP-99-03 OF <br /> SAM AND MARIA FREITAS <br /> The applicants have submitted the above referenced application for proposed <br /> modifications to Sam Freitas Trucking, a commercial truck facility (SA-97-55). These <br /> 4 modifications include the addition of a five(5)covered fueling islands, truck sales, truck <br /> repair, track stop (convenience store and fast food restaurant), a new one way exit, and <br /> a fuel price sign. The project is located on the south side of Eight Mile Road, one-half <br /> mile east of West Lane, at 2420 East Eight Mile Road, north of Stockton. <br /> The proposed fueling facility will provide both diesel fuel for trucks and regular fuel for the <br /> general public. The convenience store and fast food restaurant will also be available to <br /> the public. Currently existing on site, yet not in operation, is the shop and office bending, <br /> the fuel storage area well and <br /> septic sste <br /> landscape strip. The entire site has been paved with asplhalt eght lxcept for 5-foot <br /> landscape strips on the east and west property lines and a 10-foot strip on the Eight Mile <br /> Road frontage. <br /> The Community Development Department has reviewed the proposed pre-application <br /> and offers the following comments: <br /> (1) On-site Circulation: Based upon the Site Plan submitted, any trucks parked in the <br /> existing 35 truck and trailer spaces will have to back out of their respective spaces <br /> and make a full U-turn to exit the facilities, placing them in the way of oncoming truck <br /> traffic. The trucks must then proceed through the fuel islands to reach the proposed <br /> one way exit onto Eight Mile Road. Additionally, because a second access point off <br /> Eight Mile Road may not be permitted, on-site circulation may be further limited <br /> (2) Access: Access to the site will be required to be consistent with the Eight Mae Road <br /> Specific Plan. The Specific Plan establishes access points for Eight Mile Road. <br /> 1 <br />
