CONDITIONS OF APPROVAL <br /> SA-00-60 <br /> Jones <br /> Site Approval Application No. SA-00-60 was approved by the San Joaquin County Community <br /> Development Department on November 27, 2000. The effective date of approval is December 7, <br /> 2000. This approval will expire on June 8, 2002, which is 18 months from the effective date of <br /> approval,unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Tina Wehrmeister,468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required far the Site Plan review. (Development Title <br /> Section 9-884) <br /> (1) In compliance with the mitigation monitoring program,the required 100-foot buffer for protection <br /> of riparian habitat and the riparian drip line shall be shown on the Site Plan. <br /> (2) The following notes shall be placed on the Site Plan: <br /> A. No fill shall be placed within the riparian habitat buffer either during or after construction. <br /> B. Grading is prohibited within the riparian habitat buffer. <br /> C. All vegetation within riparian habitat buffer is to be protected during construction. <br /> b. APPROVED USE: This approval is for a general contractor corporation yard including 4,050 sq. ft. <br /> metal storage building as shown on the Site Plan submitted October 5, 2000. (Use Type: <br /> Construction Services—Light) <br /> (1) This approval includes an existing residence and garage, which are now designated as a <br /> caretaker residence. <br /> (2) All approved uses and improvements shall comply with the attached Mitigation Monitoring <br /> Program <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> Conditions of Approval -1 - SA-00-60 <br />
