CONDITIONS OF APPROVAL SA-00-60 Jones Site Approval Application No. SA-00-60 was approved by the San Joaquin County Community Development Department on November 27, 2000. The effective date of approval is December 7, 2000. This approval will expire on June 8, 2002, which is 18 months from the effective date of approval,unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Tina Wehrmeister,468-8477) a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage,driveway access details(including gates),on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required far the Site Plan review. (Development Title Section 9-884) (1) In compliance with the mitigation monitoring program,the required 100-foot buffer for protection of riparian habitat and the riparian drip line shall be shown on the Site Plan. (2) The following notes shall be placed on the Site Plan: A. No fill shall be placed within the riparian habitat buffer either during or after construction. B. Grading is prohibited within the riparian habitat buffer. C. All vegetation within riparian habitat buffer is to be protected during construction. b. APPROVED USE: This approval is for a general contractor corporation yard including 4,050 sq. ft. metal storage building as shown on the Site Plan submitted October 5, 2000. (Use Type: Construction Services—Light) (1) This approval includes an existing residence and garage, which are now designated as a caretaker residence. (2) All approved uses and improvements shall comply with the attached Mitigation Monitoring Program c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use.
