d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be and permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided where necessary to protect adjacent structures or properties. All other areas <br /> that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> Aggregate base may be used for trailer storage areas. <br /> (2) A minimum of four (4) automobile parking spaces including one (1) van accessible space shall <br /> be provided. (One space is required for every 1,000 sq.ft. of building area.) (DevelopmentTitle <br /> Section 9-1015.3) <br /> (3) Each automobile parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br /> and twenty(20)feet long. (DevelopmentTitle Section 9-1015.9) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (DevelopmentTitle Section 9-1015.5[h]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (.1) All required landscaping shall conform to Chapter 9-1020 of the DevelopmentTitle. <br /> (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways. (DevelopmentTitle Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All outside storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six(6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yards,or in front of main buildings.(DevelopmentTitle Section 1022.4[d][2]) <br /> h. FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. (DevelopmentTitle Section 9-1022.2[f]) <br /> i. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance(DevelopmentTitle Section 9-1505). <br /> Conditions of Approval -2 - SA-00-60 <br />
