AN EXISTING <br /> CARETAKER RESIDENCE AND AN EXISTING GARAGE ARE INCLUDED IN THE <br /> PROJECT AS WELL — 5565 S. EL DORADO STREET APN 193-020-30 SA-00-60 <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comment: <br /> The subject site lies within the proposed Arch Road Specific Plan improvement area. <br /> There are conceptual alternative improvement designs currently under consideration, <br /> and it is very likely that there will be additional right-of-way requirements within the area <br /> of the proposed warehouse building to accommodate said improvements. Therefore, <br /> it is strongly recommended that 1) future right-of-way requirements which may impact <br /> the site are considered prior to approval of this application, and 2) this declaration be <br /> included on any condition(s) of approval for the subject site. <br /> In addition, the following comments are offered: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer, and if the site's land use is consistent with the City' s General Pian, the property <br /> owner will be required to apply for a City of Stockton Outside Sewer Service Application <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this parcel, as required, to <br /> meet City standards. <br /> 2. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed.
