As such, the <br /> property owner must annex to the District (sign the CFD 90-1 MOU) and pay the District <br /> annexation fee (currently $5,961.161acre based on the acreage as determined by the <br /> legal parcel size) prior to issuance of a building permit for connection to City sewer. <br /> 3. This development lies within the boundary of the Grupe Business Park Area of Benefit <br /> (AOB) No. 52. Prior to issuance of a building permit or recordation of a parcel or final <br /> map, connection to the sanitary sewer system, storm sewer, or subdivision, the <br /> ownerldeveloper shall pay the subject AOB fee at the rate of$2,413.81 per acre (based <br /> upon the legal map/parcel size), and adjusted by the monthly construction index. <br /> 4. The ownerldeveloper should dedicate as needed within the limits of the project to <br /> provide a 134' street section (67' half section) on EI Dorado Street. Frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed prior to occupancy of any new <br /> buildings/structures on this site. Should installation of these improvements prove not <br /> practical due to existing physical constraints, the ownerldeveloper should enter into a <br /> Deferred Improvement Agreement whereby the ownerldeveloper agrees to install the <br /> required improvements at such time as it is practical. <br /> 5. All traveled areas should be paved to ensure that vehicles exiting the site onto public <br /> streets are track and dust free. <br /> 6. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
