SA-00-60 TO <br /> CONSTRUCT A 4,050 SQUARE FOOT WAREHOUSE BUILDING FOR A CONSTRUCTION <br /> CONTRACTOR BUSINESS: 5565 S. EL DORADO STREET APN 193-020-30 SA-00-60 <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comment: <br /> The subject site lies within the proposed Sperry Road improvement area. There are several <br /> designs currently under consideration and the central alignment (attached) crosses the <br /> subject site. Additional right-of-way requirements may exist within the area of the proposed <br /> buildings, and the owners will be responsible for the relocation of any structures built within <br /> this area. Therefore, it is strongly recommended that 1) future right-of-way requirements <br /> are considered prior to approval of this application, and 2) this declaration be included as <br /> a condition of approval for any development of the subject site. <br /> In addition, the following comments are offered: <br /> 1. Should San Joaquin County require this development be served by City of Stockton sewer <br /> and storm drainage, and if the site's land use is consistent with the City's General Plan, the <br /> property owner will be required to apply for City of Stockton outside sewer service and pay <br /> the applicable fees. The property owner will also be required to file an annexation <br /> application or sign a Conditional Sewer Service Agreement which obligates the property <br /> owner to annex the property to the City when the City deems it is feasible. Further, the <br /> owner�developer shall be responsible for all costs involved in the extension of the sewer <br /> and storm mains to serve this parcel, as required, to meet City standards. This may include <br /> the extension of the sewer and storm mains across the entire frontage of the propertyStockton <br /> Lastly, LAFCO approval may be required for the extension of these utilities. *V4%4 <br /> 1999 <br />
