The owner/developer should dedicate, as needed within the limits of the project, to provide <br /> a 134-foot right-of-way (67-foot half section) on EI Dorado Street. Frontage improvements <br /> including, but not limited to, curb, gutter, sidewalk, driveway installation, pavement widening <br /> and street lighting should be installed prior to occupancy of any new buildings/structures on <br /> this site. Should installation of these improvements prove not practical due to existing <br /> physical constraints, the owner/developer should enter into a Deferred Improvement <br /> Agreement whereby the owner/developer agrees to install the required improvements at <br /> such time as it is practical. <br /> 3. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving City <br /> of Stockton sewer service, the property owner must annex to the District (sign the CFD 90-1 <br /> MOU) and pay the District annexation fee (currently $7,711.09/acre based on the acreage <br /> as determined by the legal parcel size) prior to permit issuance or recordation of a <br /> subdivision map. Further, the property owner must comply with San Joaquin County Health <br /> Department requirements relative to septic abandonment. <br /> 4. This development lies within the boundary of the Grupe Business Area of Benefit (AOB) No. <br /> 152. Prior to issuance of a building permit or recordation of a parcel or final map, <br /> connection to the sanitary sewer system, storm sewer, or subdivision, the owner/developer <br /> shall pay the subject AOB fee at the rate of $2,413.81 per acre (based upon the legal <br /> map/parcel size), and adjusted by the monthly construction index. <br /> 5. All traveled areas shall be paved to ensure that vehicles exiting the site onto public streets <br /> are track and dust free. <br /> 6. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> Thank you for the opportunity to comment on this application. <br /> JAMES B.
