4 <br /> ' Y <br /> CONDITIONS OF APPROVAL <br /> SA-98-50 <br /> Allen <br /> Site Approval Application No. SA-98-50 was approved by the San Joaquin County Community <br /> Development Department on September 2, 1998. The effective date of approval is September 12, <br /> 1998. This approval will expire on March 13, 2000, which is 18 months from the effective date of I <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other i <br /> agencies have been secured and remain in force. i <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> ` fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin,468-3144) <br /> i <br /> G <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading(refer to the"SITE PLAN CHECKLIST'for details). A fee is required forthe Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a three-phase project. The first phase is for a <br /> concrete contractor facility and includes construction of 10,800 square feet of warehouse, <br /> 2,442 square feet office, and a caretaker mobile home. The second phase is for open <br /> storage of recreational vehicles and boats. The third phase is for a mini-storage facility to <br /> include four buildings of 12,150 square feet, 9,300 square feet, 2,100 square feet, and 1,800 <br /> square feet. All construction is to be as shown on the revised Plan submitted on August 20, <br /> 1998. <br /> N <br /> Approval for Phase 2 will expire within 2 years from the date of approval unless all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been issued <br /> and remain in force, and (3) all necessary permits from other agencies have been issued and <br /> remain in force. Phase 3 will expire within 3 years from the date of approval unless all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have <br /> been issued and remain in force, and (3) all necessary permits from other agencies have <br /> been issued and remain in force. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building <br /> permit application. (Section 7-1000 of the County Ordinance Code) <br /> d.
