(Development Title Section 9-1015.5) <br /> (2) For Phase 1, a minimum of 13 parking spaces shall be provided, including 1 <br /> accessible space (1 space is required for every 1,000 feet of building area <br /> [Construction Services: light)}. For Phase 2, 5 additional parking spaces are <br /> required. For Phase 3, 5 additional parking spaces are required, including 1 <br /> additional accessible space, for a total of 23 parking spaces. (Development Title <br /> Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> e. LOADING: One loading space shall be provided. The space shall be a minimum of 25 feet <br /> in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of the loading space as long as <br /> maneuvering areas for delivery vehicles are provided. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-10 1 5.5[g][4D <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of EI Dorado Street,shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. (Development Title Section 9-1020) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. One tree for every five spaces shall be <br /> planted and evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.6) <br /> Conditions of Approval -2- SA-98-50 <br />
