h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash and <br /> storage areas for recreational vehicles and boats, shall be screened so as not to be <br /> visible from adjacent properties and public rights-of-way. Screening shall be six (6) <br /> to seven (7)feet in height. Outside storage is not permitted in front yards, street side <br /> yards, or in front of main buildings. Chain-link with slats is not acceptable screening. <br /> (Development Title Section 1022.4[d][2U <br /> i. TREE PRESERVATION: Development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9- <br /> 1505). <br /> j. RIPARIAN HABITAT: Parallel to French Camp Slough, a natural open space area for <br /> riparian habitat and waterway protection shall be maintained to provide nesting and foraging <br /> habitat and the protection of waterway quality. The minimum width of said open space shall <br /> be one-hundred (100) feet, measured from the mean high water level of the natural bank, or <br /> fifty (50) feet back from the existing riparian habitat, whichever is greater. Water-dependent <br /> uses may be permitted in this buffer. <br /> The mean high water level and the edge of the riparian habitat shall be shown on the Site <br /> Plan. The open space buffer required above shall be shown on the Site Plans with the <br /> following note: <br /> (1) Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this <br /> area is designated as a natural open space for riparian habitat and waterway <br /> protection. No development other than water dependent uses shall be permitted in <br /> this space. <br /> k. CULTURAL RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historic-period materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action. If <br /> human remains are encountered, all work shall halt in the vicinity, and the County Coroner <br /> shall be notified immediately. At the same time, a qualified archaeologist shall be contacted <br /> to evaluate the finds. If human burials are found to be of Native American origin, steps shall <br /> be taken pursuant to Appendix K of the California Environmental Quality Act. <br /> 1. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire-resistive <br /> construction. Openings will not be permitted less than 5 feet and protected less than <br /> 10 feet. <br /> M. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit.- <br /> (1) <br /> ermit:(1) Fire flow will be provided for proposed buildings by the use of static water supply. <br /> (NFPA 1231 of the National Fire Code) <br /> Conditions of Approval - 3 - SA-98-50 <br />
