Box 388 <br /> Stockton, CA., 95201 <br /> Attn Mr. Mike Huggins <br /> Re: MS-95-33 <br /> Pursuant to our conversations regarding the approved tentative map conditions for the above minor <br /> subdivision we are proposing to utilize the recently approved soils suitability for the same subject <br /> _ property. Although the soils suitability study that was previously approved for MS-93-34 consist of a <br /> study for the 40 acre parcel which was divided into 2-20 acre parcels, the southerly 20 acre parcel <br /> of MS-93-34 (exhibits 1 & 4) is the same parcel in which we are proposing to create 2-10 acre <br /> parcels. Therefore we have proposed a supplemental soils suitability report consisting of the <br /> previous study prepared by Baumbach & Piazza, an analysis of the existing study conforming to <br /> Developmental Title Section 9-1105.2d by our office and copy of the proposed parcel map. <br /> (exhibit 7) <br /> INTRODUCTION: <br /> This supplemental study was prepared to satisfy the conditions of approval for <br /> the minor subdivision MS-95-33. <br /> _ PRESENT & PAST USES OF SITE <br /> The subject property is in agricultural production (vineyards) at the present <br /> _ time. No structures exist on the property and no wells are present. The vineyards <br /> have just been grafted to a specific type of grape and the owner has no intention <br /> of developing the property at the present time. <br /> PROPOSED DEVELOPMENT: <br /> The proposed development is to spilt the 20 acre parcel into two 10 acres <br /> parcels. The intended use of the property is to remain vineyards at the present <br /> time and the foreseeable future since the grapes were just grafted. <br />
