April 1, 1996 <br /> Environmental Health Dept. <br /> Attn: Mr. Mike Huggins <br /> MS-95-33 <br /> Page 2 <br /> HISTORY: <br /> As presented by the MS-93-34 study, the surrounding area has existing septic systems <br /> in use. The existing systems vary from 5 years to 60 years old and are located on <br /> parcels that range from 1.50 acres to 31 acres. Of the eight parcels listed in the MS-93- <br /> 34 study only one parcel exceeds 10 acres (APN 007-240-36). All the other parcels <br /> listed are substantially less than 10 acres, 1.5 acres to 5.20 acres. As stated in the <br /> study each parcel that was surveyed has indicated that their septic systems have been <br /> relatively problem free. <br /> GROUND WATER: <br /> The MS-93-34 report shows that the ground water depth is approximately 130 feet <br /> deep and the gradient falls northerly approximately 10 feet per mile (exhibits <br /> 2 & 3). Our review of the Lines of Equal Depth Study - Fall 1994 prepared by San <br /> Joaquin County Flood Control & Conservation District indicate that the ground water <br /> depth is approximately 140 feet and the gradient is northerly at approximately 10 feet <br /> per mile. <br /> SOILS & PERCOLATION: <br /> Per the "Soils of San Joaquin County", as published by the University of California, the <br /> - soil is San Joaquin Loam. <br /> Although our office has not performed any percolation test on the subject property, the <br /> Y MS-93-34 study performed two test holes for that subdivision (exhibit 4). Of the two test <br /> performed, test hole # 2 is with in our proposed parcel # 1 (exhibit 7). The results of the <br /> test indicate that the percolation rate is 48 minutes per inch. Pursuant to the <br /> Environmental Health Departments Sewage Standards this rate of percolation meets <br /> the requirements for a leach area of 12,000 sq. ft. <br /> CONCLUSION: <br /> Based upon our review of the MS-93-34 Study, the relative size of the proposed <br /> parcels, the historical data of the area, and current and proposed use of the subject <br /> property, it is our opinion that proposed parcels are suitable for septic systems. <br /> - Therefore we are recommending that an area of 12,000 sq. ft. be reserved for Parcels <br /> 1 and 2 of the proposed MS-95-33. <br />
