Elliott Road APN: 007-150-56 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Elliott Road has an existing right-of-way width of 45-feet (25-feet east of centerline) and a planned right-of-way <br /> width of 60-feet. <br /> Collier Road has an existing right-of-way width of 60-feet and a planned right-of-way width of 60-feet. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The Regional Traffic Impact Fee will be required when parcels are developed- The fee is due and payable at the <br /> time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2)(Development Title Section 9-890.4) <br /> 2. Dedication to result in a 30-foot-wide right-of-way from the centerline of Elliott Road to the property line <br /> across the frontage of Parcels l & 3 including a 20-foot by 20-foot corner cut-off at the northwest corner of <br /> Parcel 1. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated <br /> right-of-way, prior to approval of the Parcel Map. <br /> 4.
