e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> .(1) Access driveways shall have width f no less <br /> than twenty-five(25) <br /> Section(9 1)0eet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1} If the parking area is to be used at night,parking lot and security lighting shall be installed <br /> according to the standards set forth in Section 9-1015.5 of the DevelopmentTitle. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided,however,that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br /> g. ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> (1) All animal enclosures,including but not limited to pens,cages,and feed areas,shall be <br /> maintained free from litter,garbage,and excessive accumulation of manure so as to discourage <br /> the proliferation of flies,other disease vectors,and offensive odors. The premises shall be <br /> maintained in a neat and sanitary manner. (DevelopmentTitle Section 9-1045.4[b]) <br /> (2) Except for movement on and off the property,animals shall not be kept or maintained in coops, <br /> pens,corrals,or within barns or similar structures,on property of less than one-half acre,closer <br /> than 40 feet from any rear or side property line. (DevelopmentTitle Section 9-1045.3) <br /> h. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of static water supply(NEPA 1231 of <br /> the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard <br /> 10-1. <br /> (4) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. 105.2.1) <br /> i. LANDSCAPING: An irrigated landscaped strip shall be installed along the frontage of the project <br /> site on Dodds Road. <br /> 2. DEPARTMENTOF PUBLIC WORKS (Staff Contact: Gabe Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (DevelopmentTitle <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordancewith the requirementsof San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit.
