The property consists a 37.87 acre parcel (APN 207-20 09). <br /> According the San aquin County Community Development Department web site, the subject <br /> property is zoned AL-10, general agriculture with a minimum parcel size of 10 acres. This <br /> zoning designatio "is ' tended to recognized and preserve areas that contain existing <br /> concentrations of sma I-scale agricultural operations and dwlings." Location maps of the <br /> subject property are attached to this report as App wfidix bb Photographs of the subject <br /> property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> FjThe property is proposed to be divided into two 10.06 acre par els and a 20.12 acr designated <br /> remainder. <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> F1 <br /> 2.1 Recorded Land Title Records <br /> A chain of title report was not provided by the client for NOA's use in preparing this report. <br /> 2.2 Aerial Photographs <br /> Aerial photographs depicting the subject property dated 1937, 1952, 1963, 1975 and 1983 <br /> were reviewed at the San Joaquin County Surveyor's Office in Stockton, California. Z Two <br /> additional photos, dated 1993 and 2002, were obtained from Microsoft Terraserver.3 <br /> In the 1937, 1952 and 1963 photos, the subject property appears to be used for agricultural <br /> purposes. Structures are evident on the property. The surrounding land is agricultural with <br /> scattered residences.
