CONDITIONS OF APPROVAL <br /> UP-92-29 <br /> Dave Derickson <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire eighteen (18) months from the effective date of the approval unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> i Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The approval shall be for the retail and wholesale sale of agricultural chemicals and <br /> fertilizers and include the construction of six 6,500-gallon liquid chemical storage tanks <br /> on a containment berm, two 32-ton portable dry storage bins, and the rental of <br /> application equipment, as indicated on the approved Site Plan. The approved use shall <br /> make use of existing buildings on the site. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A Plan Check fee is required. <br /> (Development Title Section 9-884) <br /> C. All parking spaces, driveways, and maneuvering areas associated with the approved use <br /> shall be surfaced and permanently maintained with base material and liquid asphalt, <br /> asphalt concrete, or Portland cement concrete to provide a durable dust free surface as <br /> determined by the Director. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015) <br /> d. All approved construction shall conform to the requirements of the Flood Prevention <br /> Ordinance. (Development Title Section 9-1605) <br /> e. Parking requirements: <br /> (1) A minimum of 12 parking spaces shall be provided (Section 9-1015.3 of the <br /> Development Idle). One space shall be handicap accessible(Section 9-1015.10). <br /> (2) All parking spaces and driveways shall be delineated. <br /> (3) Parking details and locations shall be consistent with Section 9-1015 of the <br /> Development Title and be shown on the Improvement Plan. <br /> 1 <br /> Conditions of Approval - 1 - UP-92-29 <br /> 1 <br /> i <br />
