r + <br /> f. A maximum of one free-standing sign and one pole sign shall be permitted as a part of <br /> this approval (Section 9-1710.2{a}). Sign details shall be consistent with Section 9-1714 <br /> of the Development Title and be shown on the Improvement Plan. <br /> g. The maximum width of the driveway on Escalon-Bellota Road shall be 40 feet. <br /> h. Landscaping: <br /> (1) A minimum ten-foot-wide planting strip shall be installed along the frontage of <br /> Escalon-Bellota Road and respect the right-of-way dedication required by the <br /> Department of Public Works. The strip shall be continuous except where it is <br /> crossed by driveways (Section 9-1020.8). The strip shall contain one tree for <br /> each 60 feet of frontage (Section 9-1020.6). <br /> (2) Landscaping and irrigation details shall be consistent with Section 9-1020 of the <br /> Development Title and be submitted to the Development Services Division for <br /> approval. <br /> (3) The required landscaping shall be installed prior to the issuance of the Certificate <br /> of Occupancy for the facility and initiation of the approved use. <br /> i. A trash enclosure shall be provided for any outdoor trash receptacles and shall be <br /> designated on the Improvement Plan. The enclosure shall be designed to accommodate <br /> all trash receptacles and constructed on three sides with a solid masonry wall and gated <br /> on the fourth side. (Section 9-1020.8) <br /> j. All parking lot lighting shall meet the following standards, as contained in Section 9- <br /> 1015.5(g) of the Development Title: <br /> (1) The equivalent of one-foot candle illumination shall be provided throughout the <br /> parking area. <br /> (2) All lighting shall be on'a time clock or photo-sensor system. <br /> (3) Any outdoor lighting shall be designed to confine direct rays to the premises,with <br /> no spillover beyond the project site. <br /> (4) Lighting details shall be included on the Improvement Plan. <br /> k. The applicant shall secure an approved Business License for the approved use prior to <br /> the initiation of the approved use. (Section 7-1000 of the County Ordinance Code) <br /> 1. The approved liquid chemical storage area shall be contained to prevent its runoff from <br /> entering the storm water retention pond and Lone Tree Creek. Containment and <br /> drainage details shall be included on the Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a Dedication of a 55400t-wide right-of-way from the centerline of Escalon-Bellota Road to <br /> the property line shall be required along the frontage of APN 229-080-45.
