1 <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The subject parcel consists of one 0.40 acre parcel located at <br /> P J P <br /> 4391 Escalon Bellota Road Farmington, CA. The project is in a rural community and is <br /> surrounded by residential and commercial land. It is zoned RIR(rural residential). The owner will be <br /> applying for a Zone Reclassification. This will expand an existing C-RS (Rural Service Commercial) by <br /> reclassifying a portion of an Rural Residential property. The project parcel number is APN 187-130-10. <br /> 1.2 Description of proposed development: To develop a convenience store and gas station. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST,PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Ronald San�inetti has owned the property for approximately <br /> I year. Prior to this, it was owned by the Alders family for 10+years. The past use of the property has <br /> been bare land. Future use of the parcel will be for purpose of a convenience store and gas station. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to build a <br /> convenience store and gas station. Once the parcel is developed a septic system will be required and <br /> built based on the San Joaquin County requirements. There have been no septic systems on this parcel. <br /> Permits were researched and illustrate this fact. <br /> y 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history of <br /> septic repair is available for subject parcel. As stated above, there was no construction on the subject <br /> parcel it has been used as bare land. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Research shows that the <br /> Y existing septic tank usage in the general area have resulted in consistant performance. There have been <br /> no unusual failures of existing systems. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San Joaquin <br /> County Environmental Health Department records,the septic systems in this general area range in <br /> installation dates from 1978 to 2005. <br /> f - <br /> 1 <br />
