The proposed zone district is consistent with the General Plan, any applicable Master <br /> Plans, and any applicable Specific Plans; <br /> • If the Board of Supervisors approves the General Plan Amendment, then this <br /> Zone Reclassification would be consistent with the General Plan. There are <br /> no applicable Master Plans or Specific Plans in the vicinity. <br /> 2. The proposed zone district is reasonable and beneficial at the time; <br /> • A portion of the proposed project site is currently zoned C-RS with a history <br /> of a previous non-conforming gas station.There are various commercial <br /> businesses within 300 feet of the proposed project location. The project site <br /> is located between two minor arterial roadways that are well traveled daily. If <br /> the Board of Supervisors approves the General Plan Amendment,then the <br /> Zone Reclassification would be reasonable and beneficial. <br /> Service Requirements <br /> Both the General Plan and the Development Title contain the following requirements for the <br /> provision of services. When an underlying project is processed it will be subject to the following <br /> service requirements: <br /> 1. Septic Systems: Within rural communities Septic systems will be required for parcels two <br /> acres or more in size. (General Pian, Volume I, pg. IV-103). <br /> 2. Water Supply: In rural communities a public water system is required. If parcels are two <br /> acres or greater in size individual wells may be permitted. (General Plan Volume I pg. IV- <br /> 105). A p <br /> 3. Stormwater Drainage: In rural communities a public drainage system is required. On-site <br /> drainage may be permitted if parcels are two acres or more.
