applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin <br /> County Community Development Department and found consistent with the approved Tentative <br /> Map, including all conditions of approval, the Mountain House Master Plan, Specific Plan I, <br /> Development Title,and all other applicable Community Approvals. <br /> Timing: prior to approvals and issuance of development permits. <br /> 4. Fees: Development within the project shall be subject to the payment of all applicable and <br /> lawfully enacted County fees, subject to the provisions of the Master Plan Development <br /> Agreement(i.e.,the Amended and Restated Master Plan Development Agreement By and <br /> Between County of San Joaquin and Trimark Communities Relative to the Development of <br /> Certain Property Within the Mountain House Community). <br /> 5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Departm nt. The digital file format shall be consistent with requirements of the <br /> County Assessor and Community Development Department GIS division. <br /> Timing: prior to approval of Final Map. <br /> 6. Road Names:All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Said road names shall comply with the"Standards for <br /> Road Names and Road Name Changes, Public and Private"of San Joaquin County. <br /> (Development Title Section 9-1150.18) <br /> 7. Monitoring Program: The Final Map(s)shall comply with the attached Mountain House Master <br /> Plan and Specific Plan I San Joaquin County Mitigation Monitoring Program. <br /> 8. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs. The applicant or the applicant's assignee shall <br /> also fund the County s efforts to monitor compliance with the Tentative Map conditions of <br /> approval. [General Plan Community Organization and Development Policy(19)(j)] <br /> Timing: Ongoing. <br /> AGRICULTURAL RESOURCES <br /> 9. Agricultural Mitigation Fee: If a Countywide agricultural mitigation fee is established prior to <br /> adoption of the Final Map, the applicant shall pay this fee to the County for each agricultural <br /> acre converted to urba-i use, or as directed by the specific fee program. <br /> Timing: payment to be made as required in adopted fee program. <br /> 10. Right To Farm Recordation And Notification: The Final Map and the deed of each <br /> condominium unit shall include the following recording notification, as specified by San <br /> Joaquin County Ordinance 4217 which added Section 6-9004 et. seq. to Chapter 1 of <br /> Division 9 of the San Joaquin County Ordinance Code regarding the Right to Farm Notice: "All <br /> persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise,odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance." <br /> Timing: Prior to approval of Final Map.
