C. The Applicant shall comply with the MHCSD approved Landscape Guidelines <br /> Improvement Plans for Neighborhood 'G'. Landscaping and architectural design shall be <br /> consistent with all Community Approvals including applicable provisions of the MHCSD <br /> Design Manual and any applicable Special Purpose Plan. Timing: prior to first Final Map. <br /> D. Roadway, streetscape, and landscaping shall be designed consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual. Timing: the <br /> design plans associated with each phase of the development shall be completed and <br /> approved by the MHCSD General Manager prior to the approval of the Final Map for that <br /> phase. <br /> E. Landscaping of Tract 3636 Entries shall be designed consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, and shall be <br /> reviewed and approved by the MHCSD General Manager concurrently with the adjacent <br /> Street Improvement Plans. Timing: Improvement Plans for entries shall be approved by <br /> MHCSD prior to the approval of the project's Final Map. <br /> F. The Applicant shal amend as necessary all plantings and irrigation for landscape within <br /> Central Parkway tc provide for Tract 3636 Front Entry Walkway Connections to Public <br /> Street Sidewalk. All work and/or modifications shall be reviewed and approved by the <br /> MHCSD General Manager. Timing: Condition shall be met prior to first building permit. <br /> Completion time may be modified by the MHCSD General Manager to reflect <br /> construction, weather, budget, or other public interest contingencies. <br /> G. The Local Street Network and landscape treatments shall comply with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual and MHCSD <br /> Standards. <br /> H. The roadway landscape construction plans shall be processed and approved by the <br /> MHCSD General Manager concurrently with the Improvement Plans for any phase within <br /> the Tract 3636 development. <br /> I. Landscaping and architectural design of all parcels, designated as HOA or Landscape <br /> Maintenance District, shall be consistent with all Community Approvals including <br /> applicable provisions of the MHCSD Design Manual and MHCSD Standards. The design <br /> plans associated with each phase of the development shall be completed and approved <br /> by the MHCSD General Manager prior to the approval of the Final Map for that phase. <br /> J. View Fencing shall be installed at the property line between Tract 3636 properties and the <br /> Mountain House Creek Community Park. Plans shall be consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, Chapter 4, Pages <br /> 4 & 5, and MHCSD Standards. Timing: Improvement Plans approved by CDD and MHCSD <br /> prior to first building permit. <br /> K. The Applicant shall construct a minimum of three (3) Pedestrian Connections between Tract <br /> 3636 and the Mountain House Creek Pedestrian D.G. Path. Applicant shall modify, or omit, <br /> and re-landscape any or all existing Creek Path Connections necessary to conform with <br /> alignments of the Proposed three (3) Pedestrian Connections between Tract 3636 and the <br /> Mountain House Creek Pedestrian D.G. Path. Construction shall be consistent with all <br /> Community Approvals including applicable provisions of the MHCSD Design Manual, and <br /> MHCSD Standards. All Path Connections, and/or modifications to existing path system, <br /> shall be reviewed and approved by the MHCSD General Manager. Timing: Condition shall <br /> be met prior to first building permit. Completion time may be modified by the MHCSD <br /> General Manager to reflect construction, weather, budget, or other public interest <br /> contingencies. <br /> 10 <br />
