f t <br /> CONDITIONS OF APPROVAL <br /> UP-99-21 <br /> Omega Vineyards <br /> Use Permit Application No. UP-99-21 was approved by the San Joaquin County Planning <br /> Commission on December 2, 1999. The effective date of approval is December 12, 1999. This <br /> approval will expire on June 12,2001,which is 18 months from the effective date of approval,unless <br /> (1)all Conditions of Approval have been complied with, (2)all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> M followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> s application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Tina Wehrmeister,468-8477) <br /> a. BUILDINGPERMIT: Submitan"APPLICATION-COMMERCIALBUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> I parking,landscaping,signs,existing and proposed utility services,and grading(refer to the"SITE <br /> PLAN CHECK LIST'for details). A fee is required for the Site Pian review. (Develop mentTitle <br /> Section 9-884) <br /> b. APPROVED USI., This approval is for a full production winery with wine tasting and administrative <br /> offices as shown on the Plan submitted September 3, 1999. This project will be phased over a five- <br /> year period. <br /> (1) Phase 1: (1)A 6,325-square-footwine processing and office building(building B1 on site plan). <br /> (2)A 5,735-square-foottank and cold storage building(building B2 on site plan). (3)An 840- <br /> square-foot equipment shed(building#1 on site plan). <br /> (2) Phase ll: A 3,200-square-footmulti-purpose room to house wine tasting and educational <br /> experience with a 1,400-sq uare-foot patio area(building#2 on site plan). <br /> (3) Phase III: A 20,000-square-footwarehousewith 4,500-square-footannex(buildings#3 and#4 <br /> on the site plan). <br /> (4) The scales shall not be open to the public. <br /> (5) There is a 100,000 gallon per year crushing maximum at full buildout in Phase 3. <br /> (6) The truck turning radius at the Harney Lane access will be built to engineering standards. <br /> c. CHAPEL: The proposed private chapel located in the existing farm house shall not be used for any <br /> public/commercial purposes,including weddings and receptions. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License maybe applied for concurrently with the building permit <br /> application.
