A t. <br /> e. STORMDRAINAGE: Storm water drainage shelf be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> f. PHASING: Phasing is approved for a period of five years. All required building permit applications <br /> for the approved uses shall be submitted within five years of the effective date of approval for this <br /> application,and building permits for Phase I shall be submitted within 18 months of the effective date <br /> of approval. <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces,driveways,and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth(asphalt concrete or Portland cement <br /> concrete)to provide a durable,dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5) <br /> (2) A minimum of 102 parking spaces shall be provided,including 5 accessible spaces,one of which <br /> must be van accessible.(2.5 spaces are required for every 1,000 feet of building area.) <br /> (DevelopmentTitle Section 9-1015.3) <br /> A. Phase I: A minimum of 32 automotive parking spaces shall be provided as part of Phase I, <br /> including 2 accessible spaces,one of which must be van accessible. <br /> B. Phase I I: The remainder of 70 automotive parking spaces shall be provided as part of <br /> Phase II, including 3 additional accessible spaces. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (DevelopmentTitle Section 9-1015.7) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night,parking lot and security lighting shall be installed. <br /> (DevelopmentTitle Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided,however,that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip shall be installed across the frontage of the <br /> project site and shall be completed during Phase II. (DevelopmentTitle Section 9-1020.7) <br /> (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (DevelopmentTitle Section 9-1020.7) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.6 of the DevelopmentTitle. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeterof the parking area, not including landscaping along the street frontage. Twenty trees <br /> shall be planted(six during Phase I and 14 during Phase 11)and evenly spaced throughout the <br /> parking lot.
