A t. e. STORMDRAINAGE: Storm water drainage shelf be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. f. PHASING: Phasing is approved for a period of five years. All required building permit applications for the approved uses shall be submitted within five years of the effective date of approval for this application,and building permits for Phase I shall be submitted within 18 months of the effective date of approval. g. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces,driveways,and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth(asphalt concrete or Portland cement concrete)to provide a durable,dust-free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5) (2) A minimum of 102 parking spaces shall be provided,including 5 accessible spaces,one of which must be van accessible.(2.5 spaces are required for every 1,000 feet of building area.) (DevelopmentTitle Section 9-1015.3) A. Phase I: A minimum of 32 automotive parking spaces shall be provided as part of Phase I, including 2 accessible spaces,one of which must be van accessible. B. Phase I I: The remainder of 70 automotive parking spaces shall be provided as part of Phase II, including 3 additional accessible spaces. (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (DevelopmentTitle Section 9-1015.7) h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night,parking lot and security lighting shall be installed. (DevelopmentTitle Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided,however,that such light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip shall be installed across the frontage of the project site and shall be completed during Phase II. (DevelopmentTitle Section 9-1020.7) (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, or other permanent facilities shall be landscaped. (DevelopmentTitle Section 9-1020.7) (3) The parking area shall be landscaped as specified in Section 9-1020.6 of the DevelopmentTitle. The parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeterof the parking area, not including landscaping along the street frontage. Twenty trees shall be planted(six during Phase I and 14 during Phase 11)and evenly spaced throughout the parking lot. (DevelopmentTitle Section 9-1020.6) Conditions of Approval -2 - UP-99-21
