J <br /> (4) Landscape plans, prepared by a Landscape Architect,shall be submitted with the Site Plans. <br /> (DevelopmentTitle Section 9-1020.3) <br /> j. ACCESS AND CIRCULATION: The following req uirementsapply and shall be shown on the Site <br /> Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty(40)feet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic. (DevelopmentTitle Section 9-505.7) <br /> (2) Access gates shall be recessed from the property line a minimum of sixty five(65)feet. <br /> (Development Title Section 9-505.7) <br /> (3) The southernmost driveway leading to the project area shall be marked for one-way traffic only <br /> or be increased to a minimum of 25 feet wide to allow two-way traffic. All driveways utilized by <br /> this project shall be contained on the project site. (Development Title Section 9-1015.5) <br /> k. SIGNS: The proposed monument sign shall not exceed 60 square feet per sign face and shall not <br /> exceed six feet in height(Development Title Section 9-1710.4). Sign details shall be consistent with <br /> Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign <br /> shall be set back a minimum of five(5)feet from any future right-of-,way line, including any corner <br /> cut-off(snipe). (Development Title Section 9-1717.2[g]) <br /> 1. - FENCING: The proposed fence shall be consistentwith Chapter 9-1022.3 of the Development Title. <br /> m. MOBILE HOME: The applicant shall submit building permit to put the existing mobile home on <br /> permanent foundation or submit an application with the Planning Division to designate it as a"Farm <br /> Labor Mobile Home." <br /> n. BUILDING CODE: The following Uniform Building Code and San Joaquin County Ordinance <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a U-3 and R-3 occupancy to a Band F-1 <br /> occupancy(U.B.C. Section 3405). The structure must be brought into compliancewith all <br /> current code provisions,including structural,plumbing,mechanical,electrical,energy and <br /> disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24). <br /> o. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1): Fire flow will be prcdvided for proposed buildings by the use of publicwater mains(Appendix III-A <br /> of the Uniform Fire Code)or staticwater supply(NFPA 1231 of the National Fire Code). <br /> (2) Fire hydrants shall be supplied in accordancewith Appendix III-B of the Uniform Fire Code. <br /> (3) Fire protection systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> I <br /> Conditions of Approval -3- UP-99-21 <br />
