APPROVED USE: This approval is for a full production winery with wine tasting <br /> and administrative offices as shown on the Plan submitted September 3, 1999. <br /> This project will be phased over a five year period. <br /> 1) Phase I: (1) A 6,325 square foot wine processing and office building (building <br /> B1 on site plan). (2) A 5,735 square foot tank and cold storage building <br /> (building B2 on site plan). (3)A 840 square foot equipment shed (building#1 on <br /> site plan). <br /> 2) Phase N: A.3,200 square foot multi-purpose room to house wine tasting and <br /> educational experience with a 1,400 square foot patio area (building#2 on site <br /> plan). <br /> b. <br /> 3) Phase III: A 20,000 square foot warehouse with 4,500 square foot annex <br /> (buildings#3 and#4 on the site plan). <br /> NOTE: The proposed private chapel located in the existing farm house shall not <br /> be used for any public/commercial purposes including weddings and receptions. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> e. PHASING: Phasing is approved for a period of five years. All required building <br /> permit applications for the approved uses shall be submitted within five years of the <br /> effective date of approval for this application and building permits for phase one <br /> shall be submitted within 18 months of the approval date. `- <br /> f. PARKING: Off-street parking shall be provided and comply with the following <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth (asphalt <br /> concrete) or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties.(Development Title Section 9-1015.5) <br /> 2) A minimum of 102 parking spaces shall be provided, including 5 accessible <br /> spaces, one of which must be van accessible.
